As part of a new construction project, the client is pursuing ambitious goals in order to realize a modern and forward-looking residential concept. The focus was on making optimum use of the available building volume in order to achieve a high density of residents and at the same time create a balanced mix of apartments for young and old. The planned layout of the usage units is characterized by a high level of efficiency and functionality, with the focus on high utility value, attractive living spaces and pleasant room comfort.

Particular attention will be paid to a design that is appropriate to the location and neighborhood as well as high-quality architecture. The interiors and facades should impress with high-quality materials, while the building services concept is based on modern, sustainably efficient solutions. In the interests of economical construction and cost-efficient operation, the project will be implemented in accordance with the Minergie®-P-Eco standards. Compatibility with the underground parking extension of the neighboring Du Lac retirement center will also be taken into account in order to ensure a seamless continuation of the construction work. The planned architecture attaches great importance to the mix of apartments and uses. The room sequences in a modular structure include apartment sizes of 2 ½, 3 ½, 4 ½ and 5 ½ apartments.

On-time completion and adherence to the specified budget are top priorities for the client in order to complete the project successfully and to the satisfaction of all parties involved.

Timber construction expertise in the areas of fire protection, statics and construction

We are proud to contribute our extensive experience and expertise in the areas of fire protection, statics and construction to the competition team. The sustainable timber construction creates an atmospheric mood and is based on a functional, consistently developed structure. Once again, the use of wood as one of the oldest building materials for ecological and energy-efficient buildings is impressive, especially in multi-storey buildings and residential construction.

The floor slabs are made of cross-laminated timber, the columns of timber. TS3 technology is used in the continuous column grid and offers maximum flexibility in the architectural design of the interior walls in lightweight construction. The 5-storey structure will enrich the Du Lac area in St. Moritz through the use of a timber facade with vertical and horizontal structuring. The work planning and prefabrication is to take place from April to August 2025, so that the timber construction can be erected in September and October 2025
